Roof damage is easy to ignore because most of it isn't visible from inside the house — until it is. Fall is the best time to catch small problems before Illinois winter weather turns them into bigger ones. Here's what we look for during a free roof inspection.
1. Missing, Curling, or Cracked Shingles
Shingles that are lifting at the edges, cracked, or missing entirely are the most obvious sign of wear. Even a few damaged shingles can let water underneath during heavy rain or melting snow, leading to problems that spread well beyond the original spot.
2. Granules Collecting in Your Gutters
Asphalt shingles are coated in small granules that protect them from UV damage. As shingles age, those granules start to wear off and collect in gutters and downspouts. A small amount is normal over time; a noticeable buildup usually means your shingles are nearing the end of their useful life.
3. Daylight Visible in the Attic
If you can see daylight coming through the roof boards from inside your attic, that's a clear sign of a gap or damaged section that needs attention — and likely a good amount of heat loss along with it.
4. A Water Stain on a Ceiling or Upper Wall
By the time a stain shows up inside the house, water has usually been getting in for a while. Roof leaks don't always show up directly above the stain either — water can travel along rafters before dripping down, so a full inspection matters more than just patching the spot above the stain.
5. Sagging Rooflines or Soft Spots
A roofline that looks uneven from the street, or a section that feels soft or spongy when walked on, can indicate structural damage underneath the shingles — often from prolonged moisture exposure. This one is worth having looked at sooner rather than later.

- Look up at your attic ceiling for stains, especially after heavy rain.
- Schedule a fall inspection rather than waiting for a leak to show up mid-winter.
